RENTAL AGREEMENT


This  is  a  vacation  rental  agreement  under  the   FLORIDA  VACATION  RENTAL  ACT.  The  rights  and obligations  of  the  parties  to  this  agreement  are defined  by  law  and  unique  provisions  permitting  the  disbursement  of  rent  proir  to  tenancy  and  expedited  eviction  of  tenants.  Payment  of  funds  or  occupancy constitutes  acceptance  of  this  agreement.



This document represents a rental agreement between OKALOOSA ISLAND BEACH RESORTS,INC and the TENANT who also acknowledges responsibility for their friends or guests who visit or occupy the premises.

  • CHECK -IN TIME IS 3 PM CENTRAL TIME AND CHECK- OUT TIME IS 10 AM CENTRAL TIME..No early check-ins without prior approval. Our housekeepers need time to prepare the condo for our next guest.
  • This is a NON-SMOKING condo. Why risk eviction and loss of funds.
  • PETS are not permitted under any circumstances. Why risk eviction and loss of funds
  • We do not rent to STUDENTS OR SINGLES UNDER AGE 25 unless accompanied by a parent or guardian. Why risk eviction and  loss of funds.
  • Some units offer  a safe to store some of your valuables.
  • A word of caution, if the air conditioning is on, the sliding glass doors must be closed. The air conditioner can freeze- up requiring a couple of hours for it to thaw and begin cooling again.
  • The glass doors and entrance door should not be opened at the same time ,as this can result in a major wind draft which could harm someone

PROVIDING  FUNDS  OR  OCCUPANCY  OF  THE  UNIT,  CONSTITUTES  ACCEPTANCE  OF  THE  TERMS  AND CONDITIONS  OF  THIS  RENTAL  AGREEMENT  AND  THE  HOME  OWNER  ASSOCIATION  RULES  AND REGULATIONS


REFUND POLICY

 

MAJOR  COMPONENT

1.) 100% RETURN OF  ALL  FUNDS PAID WITHIN 5 DAYS OF THE DATE OF THE RESERVATION CONFIRMATION

2.) DEPOSITS OF  $500 OR  LESS ARE NON-REFUNDABLE

 3.) FULL PAYMENT  IS PAYABLE    45 DAYS PRIOR TO YOUR SCHEDULED ARRIVAL DATE

4.) CANCELLATIONS FOR NON-PEAK SUMMER DATES (EXCLUDES MONTHLY RENTALS )WILL RESULT IN A PENALTY OF $500 MINIMUM

5.) CANCELLATIONS FOR ANY WEEK IN PEAK WILL RESULT IN A MINIMUM

PENALTY OF $1,000.

 

WE WILL PROVIDE REFUNDS FOR HURRICANES IF THE NATIONAL

WEATHER SERVICE  ISSUES A “HURRICANE WARNING ” FOR THE FOLLOWING

CITIES: DESTIN,OKALOOSA ISLAND, FORT WALTON OR NAVARRE

 

 

 

 

 

 

 

 

 

AS ALWAYS WE WILL EXERCISE OUR JUDGEMENT ON RETURNING A PORTION OF YOUR FUNDS WHICH WOULD BE IN YOUR FAVOR.

 

 

RENTERS:

  • WILL PAY A SECURITY /DAMAGE DEPOSIT, IF REQUESTED
  • WILL LEAVE THE PROPERTY AND ITS CONTENTS IN THE SAME CONDITION AS IT WAS UPON ARRIVAL.
  • WILL NOT MOVE FURNITURE, TELEVISIONS, APPLIANCES, PLANTS, ETC. FROM THEIR ORIGINAL LOCATION.
  • NO SMOKING AND NO PETS INSIDE THE UNIT.

OWNERS:

WILL PROVIDE A UNIT THAT HAS BEEN PROPERLY CLEANED AND READY TO OCCUPY. ALL EQUIPMENT AND ELECTRONICS WILL BE IN GOOD WORKING ORDER. PLEASE CALL US IMMEDIATELY IF YOU SEE ANY PROBLEM.

INDEMNIFICATION

TENANT AGREES TO INDEMNIFY AND HOLD HARMLESS THE OWNER AND/OR THE OWNERS AGENTS FROM AND AGAINST ANY LIABILITY FOR PERSONAL INJURY, PROPERTY DAMAGE OR ANY OTHER CLAIMS WHICH INCLUDES GUESTS OF THE TENANT.

TENANTS AGREE THAT THE OWNER OR OWNERS AGENTS MAY ENTER THE UNIT AND MAKE NECESSARY REPAIRS.EVERY EFFORT WILL BE MADE TO CONTACT THE TENANT IN ADVANCE OF ANY ENTRY.

IT IS FURTHER AGREED THAT IF IN THE JUDGEMENT OF THE OWNER OR OWNERS AGENTS , THAT THE TENANT IS NOT OBSERVING THE GENERALLY ACCEPTED NORMS OF BEHAVIOR OR CREATES A DISTURBANCE,USES PROFANITY, IS EXCESSIVELY NOISY, ABUSIVE, DRUNK OR DISORDERLY, THE TENANT WILL BE ASKED TO LEAVE IMMEDIATELY AND THEY WILL FORFEIT ALL FUNDS PAID.
